Not meaningfully. Appreciation has slowed significantly compared to 2020–2023, and some overpriced homes have required reductions to sell — but median sale prices in Pensacola remain strong. The in-migration from higher-cost markets and the NAS Pensacola economic anchor continue to support values. What has changed is that the market is no longer forgiving of overpricing.
