Several factors consistently drive premiums on specific Pensacola streets: proximity to water or water views, tree canopy and lot size, architectural quality and consistency of surrounding homes, walkability to meaningful amenities, and the overall character of the block. In East Hill, certain streets are simply more prestigious and more consistently maintained. In Marcus Pointe, golf-course frontage adds meaningful value. In Pensacola Beach, Gulf-front streets command a premium over sound-side streets of equal size.
