Ask your agent for a comparative market analysis — an honest look at what homes with similar characteristics have sold for recently in the same area. A well-prepared CMA shows you the range of outcomes for comparable sales and gives you an objective basis for evaluating the list price. Listings that are priced at the high end of the comparable range are not necessarily overpriced — but they're priced with less margin for negotiation.
